Do you offer owner financing?
Mike’s Lands, LLC does not offer owner financing. At this time, all properties are cash-only transactions.
How did you get my information?
All information we have is collected from public county records.
Why are the properties so cheap?
We purchase properties in large volumes at discounted prices so we can sell to you at wholesale prices.
How does the closing process work?
OPTION 1 - Self-Close: Once you decide to purchase the property, we require you to place a nonrefundable deposit. Within 48 hours, we will send a purchase agreement and related documents to the email you provided for your signature. Upon receipt, we will then write up the deed, have it notarized and sent to the county for recording. The cost for this service (i.e. deed prep, mailing, recording) is $150. Acceptable forms of payment include cashier’s checks, wires, credit/debit cards and ACH.
OPTION 2 - Notary Close: Same as Option 1 except we use a mobile notary to handle all of the money transfer. This ensures the buyer additional trust in the closing process by using an independent third party.
OPTION 3 - Title Close: Once you decide to purchase the property, we require you to place a nonrefundable deposit. If you wish to close through a title company, this expense is paid by you (the buyer) unless otherwise discussed. All closing, notary and funding services are handled by the title company. Note: deposit is subtracted from the purchase price.
Can I visit the property before I purchase it?
Of course. Please let us know if you plan to visit a property.
When can I start using the property after I buy it?
As soon as we sign the deed into your name and the county records the deed in your name. You will receive the signed deed after recording.
How do I know the property information is correct?
We strongly encourage all potential buyers to verify property details and do their own due diligence prior to purchasing. This information can easily be obtained from county offices such as the treasurer, clerk & recorder, building department/ code enforcer, assessor, etc. Comprehensive information we have on each property is detailed in our listings. Please take the time to verify before purchasing.
